Airy, warm kitchen renovation in compact 2-story twin
Upgrading a semi-finished mud-room to a finished space with powder room provided the opportunity to reconfigure this kitchen in a modest, 2-story West Philadelphia twin. I upgraded the kitchen electric to all-new, 2008 NEC code-compliant wiring with dedicated circuit for dishwasher / disposal, and coordinating switches for room pass-through.
Details included working switches into the peninsula backsplash behind the sink, and careful penetration into existing decorative tile backsplash opposite.
- Comfy country kitchen in a modest 2-story West Philly twin. Features rolling island and recessed spice rack.
- Counter-less sink base allows a larger bowl in smaller area. Penninsula-mounted switch allowed opening into adjacent dining room.
- Butcher-block countertop, refurbished gas-fired range and spice rack recessed into picture-window trim lend warm details.
- Original tile backsplash restored with new penetration for modern-wired countertop GFCI receptacle.
- Glass-faced cabinets maintain airiness, even where kitchen/dining room are divided.
- Custom recessed spice rack provides cabinet-like storage without crowding the room.

PHDC has home repair pricing nailed
Philadelphia Housing Development Corporation (PHDC) sets prices once a year for its low-income homeowner emergency home repairs program (Basic Systems Repair Program, BSRP). Their Work Item Price List includes everything from land clearing and masonry to carpentry, roofing, electrical, plumbing and HVAC. The prices appear to be a good starting point for negotiating with your home improvement contractor (expect to go north a bit, though).
